  • How long does a new home take, from start to finish?

    Typical construction time from start to finish is around 120 days. Certainly, there are times when we can get it done faster and other times when there are uncontrollable delays. We work hard to deliver a great product as timely as possible. We want you in your new home as fast as you do.  

  • How do we decide on a homesite for our new home?

    NewPhase Home Builders are developers as well as home builders so we have homesites to choose from that can be viewed under the communities tab on our website or we are happy to build your home on another homesite. You may have one in mind or our Sales Team has access to the local MLS to help you search for other homesites available.

  • Do we have to use specific floor plans?

    All of our neighborhoods will have several floor plans to choose from but if you elect to build on a lot outside of our inventory, a more custom home, then you may go with any floor plan you like (architect fees may apply).

  • How does the financing work?

    There are two basic types of loans, when dealing with new home construction. The first is what is referred to as a Two Time Close, where the Buyer obtains a construction loan from the lender of their choosing (closing one) and the builder makes draws with the Buyer’s lender for the construction of the home. When the home is completed the second and final closing takes place. The second type is where the Builder handles the financing of the home during construction and the Buyer gets a loan and when the house is complete and ready for move-in, there is one final closing.  Both types of loans are commonly used.  We would be happy to put you in touch with our Preferred Lender to discuss it in more detail.  No obligation required.

  • Is a two story house more expensive to build?

    This is a common myth but two story houses are more economical because you are gaining square footage without adding to the foundation or the roof.

  • Can you build on my own lot?

    Yes, Newphase Home Builders is happy to build the home you want on your lot.

  • How does the warranty work and is it transferable?

     All of our homes come with the standard builder warranty, and yes they are transferable.  

  • Do I get to pick my colors?

    Yes! NewPhase Home Builders has hired professional designers to create selection packages that can be used at no charge, on your home. Some substitutions can be made within the base options but if you elect to branch out of the base selections then this becomes a more custom home and additional fees may apply.

  • How do changes work?

    All changes must be in writing and signed by both the homeowner and a representative of NewPhase Home Builders. Changes after the final design and selections are made will require a change fee.

  • Do you have design packages to choose from?

    Professionally designed color and selection packages are available for your use at no additional charge. You may see one that works perfectly for you or you may want to combine a few selections from different packages to make the home yours.

  • What areas do you build in?

    College Station, Bryan and the immediate surrounding areas.

  • Do I need a real estate agent?

    No, you don’t need a real estate agent but we are happy to work with your agent if you do have one. We have a sales team on staff, one of which is a licensed real estate agent with access to the local MLS and they can help you with everything you need from looking around the local market, deciding on your homesite and floorplan, negotiating your contract and assisting with your selections for your new home.

  • Do you have homes that are ready for immediate move in?

    Our inventory fluctuates but we usually have homes that are completed and for sale or close to completion.

  • Do you have a model home?

    Anytime we develop a neighborhood, we will have a model home. There will be times that we are in between model homes and there will not be one available for you to visit. Our Sales Team has the capability to do a computerized, digital walk through of most of our floor plans. Check with our Sales Team at 979.595.8572 for up to date details.

  • Are there restrictions concerning the design of the exterior of my home?

    At NewPhase Home Builders we try to allow our home buyers to have as many customization options as possible but in certain subdivisions there will be selected colors to choose from as well as design features that set one home exterior apart from the others.

  • Will I get a landscaping package?

    Each NewPhase Home Builders home will have grass, a landscaping bed in the front and one tree in the front and one tree in the back.

  • How are upgrades decided and paid for?

    Once the process has been started, you will have an initial design meeting with our Design Specialists who will show you the options available and upgrades that can be added. The next step will be getting you a price for the selections you have made and you will have a chance to add or remove items based on your budget. There will then be a second meeting where you will confirm the selections and the price. Any changes made after this point will need to be in writing and may incur a change order fee.

  • Can I visit the job site during construction?

    Feel free to make an appointment with your job Project Manager at any point to visit the jobsite. For safety reasons and optimum communications, we prefer that you not visit the site without a representative of NewPhase Home Builders there to assist you. 

  • Who will oversee the construction?

    There will be an experienced jobsite Project Manager assigned to your home building project. We will ask that all communications be made through the sales team that handle your contract, negotiations and selections, since we feel that one point of contact will maintain the best 

  • What is a community HOA (homeowner’s association)?

    HOA's or Home Owners Associations are very common.  Most HOA's describe what the fees are for that particular subdivision, what amenities may be included in the subdivision such as a pool, parks, recreations areas, etc.  The HOA can also describe what a homeowner may not be allowed to do.  Its best to get with your Real Estate Agent or Attorney to help you with HOA documents as each neighborhood has its own regulations.  

  • What is the process for the final walk through?

    Prior to closing, a NewPhase representative will walk the house with the Buyer and identify any cosmetic touch up that may have been missed or other concerns the Buyer may have.  After the walk thru the Buyer  will sign off on acceptance of the property subject to those items being done prior to closing.  We will also go over the process for making any warranty claims should those arise in the future.
